The 5 “R’s” of Commercial Roofing

Know what your options are:

Repair

  • Replairs can be a reactive response to a roof leak or a part of a planned maintenance program.
  • Either way, roof repairs on warranted roof systems should be completed by an installer that is approved by the manufacturer.

Replacement

  • The existing roof system is removed down to the structural deck.
  • New insulation and roofing membrane is installed to meet code and manufacturer warranty requirements.
  • Eligible for up to a 30 Year Warranty.

Re-Cover

  • A layer of insulation or coverboard is installed directly over an existing roof system before installing the new roofing membrane.
  • Sometimes teh original roofing membrane is removed.
  • This should only be done if there is currently one roof system installed on the roof.
  • Eligible for up to a 20 Year Warranty.

Re-Skin

  • This should only be done if there is currently one roof system installed on the roof.
  • The original roofing membrance is removed exposing the underlying insulation or coverboard.
  • A new roofing membrance is installed directly over the existing insulation or coverboard.
  • Eligible for up to a 20 Year Warranty.

Restoration

  • This should only be done if hte existing roof system has been evaluated and assessed properly.
  • At minimum, an infrared scan and adhesion test should be perormed. Some situations will require nuclear scans, destructive cores, and other testing methods to ensure the moisture levels in the existing roof system will not negatively impact the new fluid applied roof system.
  • Once proper repairs and preparation have been completed, a new fluid applied roofing system is installed directly over the existing roof.
  • Eligible for up to a 20 Year Warranty.
