Navigating Winter Challenges in Commercial Roofing

Winter weather brings unique challenges to the construction industry, particularly for commercial roofing, which is exclusively performed outdoors. Cold conditions can disrupt both delivery and installation, with roofing facing additional hurdles due to the need for proper storage and application of adhesives.

Adhesive Sensitivities to Winter Weather

Roofing adhesives, such as those used for TPO and PVC systems, vary in chemical composition and temperature requirements. Proper storage and application temperatures are critical for ensuring a successful installation, as even similar products may have different restrictions.

  • Water-Based Adhesives
    Products like Sarnacol®-2121 are unsuitable for use when temperatures fall below 40°F (4°C) during their 72-hour curing period. These adhesives must also be stored at a minimum of 72°F (22°C) before application, requiring careful planning in winter conditions.
  • Urethane-Based Adhesives
    Adhesives like Sika’s Sarnacol® OM Adhesive must be stored between 60°F (16°C) and 90°F (32°C) and applied only when ambient and surface temperatures are between 40°F (4°C) and 100°F (38°C). Failure to meet these conditions can result in freezing and improper installation.
  • Solvent-Based Adhesives
    Solvent-based options, such as Sika’s Sarnacol®-2170 are better suited for winter use. For instance, Sarnacol®-2170 can be stored in temperatures ranging from -4°F (-20°C) to 86°F (30°C) and applied in low-temperature conditions. 
  • Spray Adhesives
    Carlisle’s CAV-GRIP® III performs well in colder temperatures, with a minimum application range of 25°F (-4°C) as an adhesive and 15°F (-9°C) as a primer. However, it must be stored in heated spaces between 70-90°F (21-32°C).
